Dear Neighbors,
Probart Village is a proposed development adjacent to the Brevard Housing Authority on the east end of Probart Street, and the development team is pleased to introduce to you our latest concept plan (above). There are 56 units in the current plan, which is comprised of 11 condos, 21 town homes, and 24 single family homes. There are also 11 accessory units (e.g. garage apartments) not included in the 56 unit total.
The development team is working in close conjunction with the Western North Carolina Green Building Council and Home Energy Partners to create green building plans for the development. There will be solar hot water heating, mini-wind generators and solar p.v. panels on many of the homes. Also, all of the homes will be Energy Star or Healthy Built Homes certified, which are third party inspection and certification programs to help ensure energy efficiency and sustainability within the development.
The design team created the site plan with New Urbanism as the guiding philosophy. New Urbanism promotes an older, traditional style of development that emphasizes walkable development patterns; housing, jobs and retail within close proximity to each other; affordable housing; open space; integration of the existing ecosystem within the urban context; and appropriate architecture.
Because it is in a residential neighborhood and is within walking/biking distance of the CBD, Probart Village will not have a retail component, but it will mix home-office and residential uses. Open space will be provided through a community green at the top of the hill where residents and neighbors can gather, enjoy the views, and relax. The units will be located close to the streets in order to foster a sense of community and place, such as the case in many older developments. The design and engineering teams are also taking much care to preserve as many large trees and existing vegetation as possible
